"A valuation is only worth what it can survive. Every figure we put in a report for a Melbourne business is one we can explain line by line to a buyer, a bank, the ATO or a judge, and when it is tested, we do."

Melbourne Business Valuations was set up to give Victorian owners certified, court-ready valuations at a price a private business can justify. Selling, restructuring, planning succession, answering the ATO or the State Revenue Office, or resolving a dispute: the report you receive is signed by a certified valuer who will defend it.

Certified, Defensible Business Valuations for Melbourne, From Seven Business Days

Certified Business Valuers in Melbourne, VIC

We work from Spencer Street and know the Melbourne market: the precincts, the comparable sales, the State Revenue Office's approach to duty and payroll tax, and what the Supreme Court of Victoria expects of an expert.

Reports Written to Be Tested

Every report is signed by a certified valuer, prepared under APES 225 and the International Valuation Standards, and set out so a lender, the ATO, a court or another expert can follow and test each step of the reasoning.

Certified & Signed, From Seven Business Days

Summary and Detailed reports meet the requirements of the ATO, ASIC, the Federal Circuit and Family Court and the major banks, and are delivered from seven business days once we have your information.

One Report Type for Each Purpose: Sale, ATO, Financial Reporting & SMSF

A sale in Dandenong, a Division 152 concession claim, an AASB 13 fair value for the auditor, or an SMSF's business real property in Laverton North: we tell you on the first call which report fits.

Understand the Number, Not Just Receive It

We walk you through the income, market and asset approaches on a closing call, so you can explain the conclusion to a partner, a buyer or the family.

ATO and State Revenue Office Compliant Valuations

Market values for CGT events, Division 7A, land transfer duty and landholder duty assessments by the State Revenue Office Victoria, SMSF acquisitions and audit support.

Certified Valuation Reports From Seven Business Days

Every report is signed by a credentialed certified valuer and built to withstand ATO, ASIC, court and bank scrutiny.

Frequently Asked Questions

A business valuation is an independent, reasoned opinion of what a business or a parcel of shares is worth at a particular date. The valuer applies the income, market and asset approaches as they fit the business, normalises the earnings, and reconciles the results into a defensible figure or range.
The main methods are capitalisation of future maintainable earnings, discounted cash flow, comparable transactions and listed company multiples, and adjusted net assets. Broker rules of thumb are a cross-check only. Which method leads depends on the industry, the size of the business and the purpose of the report.
Choose a Detailed report when the figure will be tested by someone else: a court, the ATO, the State Revenue Office, a lender, or the other side's expert in a shareholder or family law matter. For a private view before you decide anything, an Indicative valuation is enough. It is intended for internal decision-making and is not a certified opinion for third parties.
Often, yes. Where the valuation is obtained for an income-producing purpose or in connection with a CGT event, the fee is commonly deductible or forms part of the cost base. Confirm the treatment for your circumstances with your tax adviser before you rely on it.
A Summary report is the usual choice when the figure will be shown to others but is unlikely to be contested: a business sale, a partner buy-in, an employee share scheme, a bank application or an SMSF auditor. It is certified and signed, and it sets out the approaches applied and the reasoning behind the conclusion.
APES 225 Valuation Services is the standard the Accounting Professional and Ethical Standards Board sets for members who provide valuation services in Australia. It governs how the engagement is scoped, documented and reported. Our Summary and Detailed reports are prepared as APES 225 Valuation Engagements.
The engagement starts with a free call to settle the purpose, the valuation date and the report type. We then collect the records, normalise and analyse the financials, apply the approaches that fit, and deliver the signed report with a closing call to walk you through it.
Certified valuers in Australia work to APES 225 and the International Valuation Standards issued by the IVSC and, where tax is involved, to the ATO's market valuation guidelines. Our signing valuer holds the CFA, ABV and CBV designations.
Our signing valuer holds the CFA, ABV and CBV designations and has more than 15 years of valuation, transaction and expert witness experience. Every report is reviewed and signed by a certified valuer who is prepared to defend it.
A certified valuation report is a signed opinion prepared by a credentialed valuer under APES 225, with the purpose, the standard of value, the evidence, the adjustments and the reasoning set out so it can be relied on in legal proceedings, tax matters, financing and formal transactions.
Raise it with the valuer who signed the report. If a factual input was wrong we correct it and reissue at no charge. What we will not do is move a conclusion to suit a preferred outcome; the value of the report to you rests on its independence.
